# July 14th, 2026 Release Notes

We are doing a special off-cycle release containing a few UX and integration updates to on-board a new customer.&#x20;

### Encompass Field Mapping Update&#x20;

We've updated loan file syncing to map the following fields to the corresponding Encompass fields:

* **Property Type** → Encompass Field 1041
* **Estimated Closing Date** → Encompass Field 763
* **First Payment Date** → Encompass Field 682

### QuickPricer Updates&#x20;

#### Refresh vs. Expire Pricing for Points Changes Under 0.250

We've updated pricing behavior when points change after a loan scenario has been selected.

If the selected product's points value changes and expires within your pricing P\&PE, Maxwell will automatically select the closest available option in the positive direction within **0.250 points** of the previously selected product.

Additional updates:

* If **Mortgage Insurance (MI)** and/or **SmartFees** were included in the original scenario, those values will be retained on the loan.
* If no available pricing option exists within the 0.250-point range, the pricing will expire and the Loan Officer will be prompted to run a new pricing search and select a new scenario.

This update helps preserve selected loan scenarios when minor pricing changes occur while reducing unnecessary repricing steps.

#### **AUS Selection for Price My Loan & Optimal Blue Integrations**&#x20;

We've added an optional **AUS Selection** field to the QuickPricer search experience for lenders using **Price My Loan and Optimal Blue P\&PEs** who require an AUS selection to return pricing.

* The AUS Selection field will default to **None** on the initial search unless another value is specified.
* Lenders that require AUS selection for pricing will now be able to provide the necessary information directly within the QuickPricer search.

#### Returning and Displaying Lender Fees from SmartFees

For lenders using a **SmartFees integration** for closing fee management, Maxwell now returns any **Lender Fees** configured within the fees integration.&#x20;

These fees will:

* Pull the correct state specific Lender Fees based on the Subject Property address.&#x20;
* Display as an itemized list within the **SmartFees Quote Details**
* Be included in **Estimated Closing Costs** calculations
* Be included in **Cash to Close** calculations

This update provides greater transparency into lender-specific fees and ensures the estimated closing cost calculations accurately reflect the fees that the borrower will pay at closing.&#x20;

#### **Est. Closing Costs Calculations when SmartFees Applied**

We've resolved an issue where Estimated Closing Costs were not calculating correctly after SmartFees was added to a loan product in QuickPricer.

This update ensures closing cost calculations accurately reflect SmartFees amounts when included in a loan scenario.

#### Updated Desktop Underwriter Reporting PDFs Versions

We updated our Desktop Underwriter integration to return the latest reports available.&#x20;

* Conventional loans use DU v12.1&#x20;
* FHA and USDA use DUG 4.1.&#x20;
* VA loans use DU VA4.0
