Summary

AI Document Classification

We've added document classification to the document gathering process. For borrower document tasks with a specified document type, we now automatically confirm the borrower uploaded the correct kind of document and guide them to self-correct if we recognize the a document of a different type.

Suppressing TRID Notifications After LOS Sync

When a borrower provides all six required TRID data points entirely within the Point of Sale (POS), the POS sends an email notification to the LO that includes the date and time the sixth data point was collected. This helps the LO track when the 72-hour timeline begins for issuing the Loan Estimate.

With this update, the POS will no longer send a TRID notification email in cases where:

  • Not all six TRID data points are collected in the POS, and The sixth data point is later collected in the Loan Origination System (LOS)

Lenders told us this notification was redundant with their LOS TRID notification process.

The POS will continue to send TRID email notifications to the LO when all six TRID data points are collected before the file is synced to the LOS.

Send LE Actual Received Date to Disclosure Tracking Log

We’ve released an update that sets an Actual LE Received Date in Encompass based on when the borrower views their disclosure documents.

Here’s how it works:

  • When the Loan Estimate (LE) is first sent, the LE Received Date is set as a Presumed LE received date, calculated three days after the LE is sent.

  • Once the borrower opens their disclosure package, Maxwell updates the Disclosure Tracking Log to reflect the Actual LE received date based on that borrower view activity.

Note: The Encompass loan file must be closed in order to receive this update.

Displaying Original Application Values in Pre-Qual Letter Editor

We’ve added a new feature to the Pre-Qual Letter Editor that helps Loan Officers reference original application details while editing a letter.

If a form field value is edited, the original application value will now display in yellow beneath the field, so the LO can quickly compare or reference it without having to navigate back to the application data. This allows the LO to modify values like sales price, down payment, or insurance based on the property while still having a reference of original application information.

Housing Expenses & Reserves Data Syncing to LOS

QuickPricer now syncs monthly housing expenses and reserves data from the POS to MeridianLink Mortgage and Encompass.

This includes the following data points.

  • Homeowners Insurance

  • Property Taxes

  • Flood Insurance

  • Private Mortgage Insurance

  • HOA Dues

Documents uploaded email new design

We updated the documents uploaded email notification to lenders to make it a table view for faster scanning of information.

Bugs and Code Cleanup

We’ve made several bug fixes and formatting improvements to enhance UX, data accuracy, system performance, and LOS syncing.

Fixes and improvements include:

  • Updated the lender email signature format to remove extra spaces and improve line spacing.

  • Fixed a typo on the Rate Lock Requests screen where the LOS name was not displaying correctly.

  • Fixed an issue where LO milestone update email notifications were missing loan numbers.

  • Resolved an issue affecting loan amount calculations on HELOC applications.

  • Addressed performance issues that were causing delays between POS and LOS syncing.

  • Fixed a bug where loans with pricing were not syncing to the LOS if housing expense values were missing.

  • Added an admin configuration setting to control whether documents sync to the LOS automatically upon upload or manually via an LO push.
