Borrower Notifications

We have a standard set of email notifications (email-only by default) that are sent to borrowers at different points in the application workflow. Notifications are also sent to Lender Hub users to inform them of borrower events and progress.

The notification descriptions below are only the Borrower Applicant notifications.

Go to Notifications under onboarding for admin, for more information on notifications and how to configure them.

"Claim Your Account" - Applicant added as a co-borrower

This notification is triggered when an existing borrower or loan officer adds someone as a co-borrower to a loan application. The co-borrower needs to claim their account using the provided link to access the application and complete their portion of the loan process.

"Claim Your Account" - New borrower

This notification is triggered when a new borrower signs up for an account on the platform. The borrower needs to use the provided link to claim and activate their account before they can begin using the system to apply for loans or access their application tasks.

"Claim Your Account" - Existing borrower

This notification is triggered when a loan officer creates a new loan application for an existing borrower who hasn't yet claimed their account. The borrower needs to claim their account using the provided link to access and complete their loan application.

"Claim Your Account" - Application created from the Lender Hub

This notification is triggered when a loan officer creates an application for a new borrower from within the Lender Hub, and selects the option to send an invitation to the borrower. The borrower needs to claim their account using the provided link to access and begin working on their loan application.

"Items needed for your loan file"

This notification is triggered as a reminder when a borrower has pending tasks in their loan application that need to be completed. The system sends this reminder to help borrowers stay on track with their application timeline and avoid delays in the loan processing, especially when tasks are approaching their due dates or are overdue.

A reminder will be sent every 48 hours for tasks that still have an associated due date. The reminders will stop after three notifications or once the outstanding tasks are completed.

"New task(s) available"

This notification is triggered when the lender creates a new custom tasks for the borrower as part of their loan application process. The borrower is notified about the specific tasks that need their attention and can access them through the provided link to continue progressing their loan application.

"New pre-qualification task available"

This notification is triggered when a lender enables the Pre-Qualification tab in the Borrower Hub, allowing the borrower to generate their own pre-qualification letters. The task includes preset limits for maximum loan amount and/or monthly payment, giving the borrower flexibility to create pre-qualification letters within those parameters.

"Thank you for your application!"

This notification is triggered when a borrower successfully completes and submits their mortgage loan application. The borrower receives confirmation of their submission and can continue to access their application to track progress and complete any additional tasks that may be assigned during the loan processing.

"Verify your email"

This notification is triggered when a borrower creates an account and needs to confirm ownership of the email. The borrower must verify their email address either by entering the provided verification code when logging in or by clicking the verification link to start receiving application updates and notifications.

"View account"

This notification is triggered when a loan officer creates a new loan application for an existing borrower who already has an active account. The borrower can immediately access their new application through the provided link to begin or continue the loan application process.

"View loan options"

This notification is triggered when a loan officer makes loan product options available to the borrower for comparison. The borrower can view details about different loan products including interest rates, monthly payment amounts, and estimated closing costs to help them make an informed decision about which loan option best fits their needs.

"Your account has been created!"

This notification is triggered when a borrower successfully creates their account directly through the borrower hub. The borrower receives a welcome confirmation and can immediately access their account to begin applying for loans or manage their existing applications.

Batching

Notifications can be batched to prevent an excessive amount of emails being sent to Loan Officers. The most common notification to batch is the "A borrower has uploaded a document" notification. Batching notifications will set a 10 minute delay on the first notification, and when the 10 minutes is reached one email will be sent containing all of the notifications. An example is if a borrower uploads three documents in a ten minute timeframe, the Loan Officer would receive one notification instead of three.
