We have a new integration for eClosing with Snapdocs the leading provider in eClosing. This integration was built to optimize hybrid eClosings for borrowers. Lenders can generate Closing Docs packages through one of two methods.
• Directly from the Snapdocs platform
• From an Encompass LOS integration
Once the closing docs package is generated, the Point of Sale will create a task for the borrower to review and sign their closing docs package in the POS. The borrower will receive an email notifying them their closing docs are available and the link will direct them to their POS task where they can review and sign the documents. This way, borrowers will be able to view the documents and sign without the need to create a new account with Snapdocs.
Lenders can generate a closing docs task from the Snapdocs app. When this happens, borrowers will receive an email letting them know that the closing docs are available and ready to sign on a new task in the POS. Both borrowers and Lenders will be able to see the status of the task. If it has been signed or if it has already been seen.
We also offer the ability to generate closing docs tasks from the Encompass LOS.
Value to Clients: Our clients will be able to use Snapdocs as a provider for their closing docs, as an alternative at a lower price
Leveraging this Feature: Our clients should contact revvinsupport@himaxwell.com. to let us know if this is something they would like us to enable for them.
Lenders want to know when borrowers have recently uploaded docs so they can review them and confirm the documents are ready for underwriting. From now on, whenever a borrower uploads new documents on a task. the Loan Officer will receive a summary email notification whenever a borrower uploads document(s) within tasks. These notifications will be sent to all Lender agents on the file as a summary every hour to reduce notifications when borrowers upload multiple documents in a session.
Additionally, we enhanced our LOS integration by automatically uploading files to the application after pushing it to the LOS. This feature was previously customized for just a few clients and will now be a default feature.
Some states require other persons to be listed as Non-Borrowing Owners (NBO's) if they are not borrower but will be on the mortgage deed. We now support NBO's to sign their Closing Disclosures. NBO's will receive an email to sign up for our point of sale platform and sign when they receive their Closing Disclosures.
Then, when an NBO is added to Encompass, the connected disclosures generate applicant data that links to the Application File. The NBO then has the option to sign the disclosures using either a new or an existing Maxwell account.
It's important to note that Blueprint tasks are not created for the new NBO in our platform. This is the current behavior for extra borrowers or co-borrowers added from Encompass, and it isn't going to change.
Value to Clients: It will facilitate the work of LOs and all loan file participants, allowing NBO's to sign Closing Disclosures.
Leveraging this Feature: This feature is available by default with this release for all Encompass Disclosure Clients.
Previously, the Smartviews feature only allowed filtering with the "and" logic, where one or more filters could be added simultaneously. With this release, the Smartview editor has been updated to support the "or" logic. This means that filters can be added with either "and" or "or" logic. The "Filters Applied" or presets on the "Smartview" page have also been updated to reflect whether the filters have "and" or "or" logic. Additionally, this new filtering functionality will be directly reflected in the Pipeline.
So for example if you are a manager and you would like to view three different LO's pipelines to view all of their files where Applications are in progress. You could set up:
Any of John Jefferson OR
Jenny Johnson OR
Jose Ramirez files
AND
Application status is not 100% complete
Value to Clients: Increased Pipeline control to our clients. This also allows for increasing the productivity of the Managers and their LOs as they will be able to access different sets of Pipeline data faster.
Leveraging this Feature: This will be enabled for all Clients with the release.
Maxwell added QuickApply messaging around our verified data collection touchpoints within the loan application to improve the speed at which borrowers complete loan applications and the speed of their loan application processing. Borrowers who use verified data sources for Assets, Employment, and Credit at the time of loan application reduce their time to complete the loan application by as much as 15 minutes and reduce the cycle time from application to close between 5-8 days.
Value to Clients: Encourages borrowers further to engage with VOA, VOE/I and Automated Credit Authorization to reduce cycle time from application to close between 5-8 days. Increasing the velocity of loan files, volume of applications, and validity of data.
Leveraging this Feature: This feature is enabled for all clients who use VOA, VOE/I, and/or Automated Credit Pulls within the loan application experience. If you do not want this messaging added to those features, contact revvinsupport@himaxwell.com to turn off this feature.
An issue was fixed where Teams' "User Management" and "Team Template" were not consistent, resulting in all team templates being assigned to the agent. As a result, the profile could not be saved until all incorrect teams have been removed.
Solved the issue where the "last updated" column in the "User Management" tab was updated with the last login instead, which caused confusion for users.
It is now indicated with a red border when a required field is missing in the US Address.
